We all heard the saying “they don’t build them like they used to anymore”, referring to how homes today are not built like homes of yesteryear. This saying is absolutely true! Homes today are built FAR better than the way homes were built previously – at any time in history.
Homes today will withstand earthquakes and high winds better, will have better indoor air quality, will consume less resources to be built and will use less energy to operate, not to mention the larger spaces, better layout, added light, better fixtures, appliances, and so forth.
Homes today are also far more complex than they used to be, even when compared to homes built a little as 5-10 years ago. Automation, energy-sensitive systems, ‘smart’ fixtures (plumbing/electrical/etc.) and appliances, media and distribution options, just to name a few – all demand knowhow, expertise and experience not readily found amongst production builders and remodeling contractors and, regrettably, sorely lacking among some custom home builders as well.
A custom home should reflect the owners’ tastes and life style, be optimized to the lot it is being built on, be designed and built to owners’ budget, meet the highest specs, be compatible with its neighborhood and be a great place for the family to live, entertain and see the kids grow in. That’s a very tall order indeed.

We have completed out first hi-end custom home in June 91’ (yes, that long ago). That particular, magnificent and complex home was featured in the Los Angeles Times Home Tour that year and won an AIA award.

Whole House Remodeling

Older homes may often appeal to us based on their location. The neighborhood the house is in, the school district it ‘belongs’ to, the commute to work from that location (obviously, not only an ‘LA thing’), the view from the windows – all are meaningful factors when the question of ‘move or remodel’ comes up.

When the costs associated with a real-estate transaction are factored in, along with the (poor) availability of attractive/affordable homes on the market, remodeling our existing home becomes the ‘no brainer’ preferable option.

But older homes have many legacy challenges: the space is fragmented and sometimes claustrophobic, ceilings are low, façade is dated, mechanical systems are sorely lacking, the layout and number of rooms no longer meet our needs, items are in disrepair, energy bills are ‘through the roof’ and, by-and-large, it is most definitely time to get rid of some of the old colors.

Design & Build

What is a design-build contractor? How would one differ from other contractors and why should you care? What are the pros and cons for you, the homeowner, in dealing with a design-build contractor?

Let’s try to answer all of the above questions.

In the Design-Build business model, your builder is responsible for both the design and the construction phases of the project. Your builder will have plans developed based on your input – your wish list and your budget. Once plans are completed and permits have been secured, the builder will build the project as per the plans and the specifications agreed upon.

This model is different in that you are dealing with a single entity (the design-build contractor) for all the stages of the work, starting with the design phase and all through to completion of the project and beyond. This, as opposed to be dealing with a separate entity (an architect or designer) as plans are developed and only than engaging with a builder to execute the plans.

Why should you care and what are the pros and cons to this model:

Having a single entity accountable is always a plus. There is no ‘passing of the buck’. There is no friction between inflated egos of team members. Nothing is ‘lost in translation’ as the entity that you dealt with to develop the plans is the same one that needs to interpret the plans and do the construction. If there are any issues, there should be no question as to who is answerable to you.
A design-build approach will likely also save you a considerable amount. Many design-build firms subsidies the (potentially substantial) cost of design and use it as a means to get more projects.

Not all design-build firms follow the same, identical model.
Some will have you locked into hiring them for the actual work once they do the design. Others will commit you in a more subtle way, such as have you stated your intent to hire them for the work or including some language to that effect in their paperwork without pointing this out to you.
We strongly advise that you insist on complete freedom to hire whomever you choose for the actual construction once plans are done. Else, you will loose the ability to competitively bid your project and to disengage from the design-build company you hired, should they prove to be lacking in some way.

Looking to Hire a Construction Company? Here are Questions You May Wish Ask

At Mega Builders, we believe that the construction company you hire to work on your home is your most critical decision for your project. It is therefore important to take your time when selecting a construction company. Los Angeles has tens of thousands of possible candidates for your project, so here are some things to look for and questions to ask, so that you can sift the lemon as and find the handful candidates that truly merit your vote of trust and business:

Experience:

Look for the candidates with the most experience. As minimal criteria, we suggest to look for companies that have been in business for at least 10 years. The more, the better.

Track record:

Experience alone is not enough. A company may have been in business for decades and been doing a poor job of meeting its obligations, coming up with compelling designs, satisfying its clients, etc. Keep in mind that, after all, you are planning a remodeling project and are looking for a construction company. Los Angeles has seemingly an endless supply of those, but what has the company been doing all the years it has been providing services to the public? Look for the BBB record (why settle for anything less than the BBB’s highest score of A+?), look for a clear record with the CSLB, look for media coverage of this company’s work, look for past clients’ reviews of the experience, look for industry recognition and awards, etc.

Personal rapport:

Depending on your planned project, you may be working closely with your general contractor for months or years. The personalities involved become a significant factor when a relationship is to last that long, especially given the stresses associated with a major remodeling project. Make sure the persons you will be dealing with on an ongoing basis are folks you are comfortable with, believe in, trust and have developed a healthy rapport with.

Expertise:

Remodeling and construction is a very complex and vast field. As elsewhere, in Los Angeles, construction company may not be knowledgeable and proficient in all types of work. Designing and remodeling a kitchen, for example, requires some very specific tools and know how, not necessarily on hand in a company that mostly do additions. Look for a construction company that has expertise specifically in the type of project you are considering.

Value:

Price and total project cost are ‘tent pole’ issues when it comes to remodeling. In order to properly evaluate any estimate and pricing received, you must be able to compare like items (‘apples to apples’) and identical scope of work descriptions. Many folks trip here; they fixate on a price given rather than on what the price is for. Make sure to get best value for your hard earn dollars, but never on account of competency, completeness of scope, grade of finishes and skill level of installations, etc.
